It wasn’t that long ago, say about 15 years that installing a irrigation system system in your landscaping was something that was not usually considered by homeowners. The feeling was since we live in the wet Pacific Northwest, that a sprinkler system was considered an option in the landscape. A lot has happened since those days. Installing a sprinkler system now is a normal item that is constructed in the landscape. I think most homeowners now see the value of green grass in summer and they know that the money they invest in a irrigation system, will be returned when they sell their home.

One of the most important things to consider when we install a irrigation system is head to head coverage. Each head we install should overlap each other. Each head must be adjusted to insure that we get matched precipitation. For larger lawn areas we like to use Rainbird 5000 rotors. For smaller lawns we use Rainbird 1804 popups. In planter beds we use Rainbird 1806 popups.
If a double check valve is being installed vs. a atmospheric anti syphon valve, a permit must be issued and the double check valve must pass inspection.
Smart controllers are now available for home owners. These types of controllers sense the weather and moisture and turn themselves off and on depending on how wet the environment is.
Drip irrigation is another green industry item that helps the project use less water. Instead of overhead spraying a drip irrigation system can only emit a controlled amount of water to each plant. An example would be, 1 gallon per hour for 1 gallon sized plants, 2-5 gallon per hour for larger shrubs and multiple drip emitters for trees. With a combination of a smart controller and drip emitters quite of bit of water can be saved by using them.

A good symbiotic relationship between a landscape designer or architect and landscape contractor is obviously the best design build relationship for the homeowner. It should be a relationship that when you add both the designer and landscape contractor together, you get more than a simple math problem, but something that adds value, usefulness, and a beautiful landscape project. Many landscapers claim that they design build, but I feel that it takes two to tango. We all have our areas of expertise. As a landscape construction contractor, I feel I offer the best in construction. Does a designer usually have the expertise in construction? No, they may but there level of expertise is mostly found in the creation of ideas. Our level of expertise is in the implementing and construction of the design.

The hardscape industry has really made a huge gain with interlocking concrete paver installation. Our business generates about 60% of all our landscaping work in paver and retaining wall construction.
A newer type of paver installation is permeable pavers. The process of installation is a little different, but the outcome is a paver surface that allows large amounts of water to filter through the pavers into a deep gravel area that has a filter fabric on the bottom. The area below the pavers does fill up with water, and acts like a percolation pond with the water that filters through the pavers and gravel percolating back into the earth clean and green. No more worries about discharging materials into street drains and then into our natural water systems.
A definition of what happens with permeable paving is included below.
Permeable paving surfaces keep the pollutants in place in the soil or other material underlying the roadway, and allow water seepage to groundwater recharge while preventing the stream erosion problems. They capture the heavy metals that fall on them, preventing them from washing downstream and accumulating inadvertently in the environment. In the void spaces, naturally occurring micro-organisms digest car oils, leaving little but carbon dioxide and water; the oil ceases to exist as a pollutant. Rainwater infiltration is usually less than that of an impervious pavement with a separate stormwater management facility somewhere downstream.

So far it is probably sounding like permeable pavers are just for driveways and municipalities. No, they work just fine for patios at your home also. They are a bit more expensive than installing regular pavers but if environmentally sound green alternatives and clean ground water appeals to you, then permeable pavers may be just the choice for the patio at your home.

I can’t tell you how many times in the last two years people wanted to make sure that I either sharpened by pencil or asked how much wiggle room may I have on landscape estimates. My first response should be quick and swift, if it were not the fact that I have been in the landscaping business for over 30 years. I usually take a deep breath and then ask, how many estimates they are trying to get? If the answer is over 4, I try to explain to them since they don’t even have a landscape plan, how can they be getting quotes to compare the estimates properly.

Anyway, that really is another topic. Let’s center down to the sharpen the pencil and the wiggle room issue. The average business anywhere, makes about 5-10% net profit. If I after presenting a bid I take off 5 or even 10%, my business now makes no net profit. That means no new tools, no new trucks or machinery, and as a matter a fact, no used trucks or machinery. A business can’t grow without net profit. Let’s take the wiggle room request a little further. Do you think for one minute after surviving thus far in the last two years of bad economy, I and other business people haven’t cut, and trimmed the fat to an absolute minimum. If we haven’t I don’t think we would still be in business.

Now there is a way to offer a little wiggle room, but I don’t think it has anything to do with a sharp pencil. Some landscape companies wiggle away and lower the price buy offering inferior materials, plants from the back forty of their landscape yards, or just plain shoddy workmanship. That is one way how you can get some wiggle room on a landscape estimate, but you will end up with less service and quality of materials. For example, if a project bids out with 40 yards of three way soil mix at $1,800.00 installed. A wiggling landscaper may install 30 yards of soil mix, say it was 40 and offer to install it for $1,600. The $200.00 dollar difference in price really netted the landscaper a great deal of increased profit on the soil installation, since you just got shorted 10 yards of material. If you ask for a reduction in price you will get a reduction in either quality, materials or service. It really is that simple.
So to answer the question of how much wiggle room is on a typical landscape estimate. The answer is zero. You should know that the landscaper you are dealing with delivers on their estimate. If the deal you are getting on your landscaping seems to good to be true, it probably is. Getting the job done with quality and service the first time should be your first priority.
